Property websites price your home from public records and a formula. Nobody has seen the house. The largest of them reports a median error of about 7 percent on homes that are not for sale — and half of all homes are further off than that.
On a $600,000 house in Edison, that is $42,000 — in either direction.
What the formula cannot see:

I walk the house. After 35 years in construction, I look at the roof, the grading, the boiler and the electrical panel first.
